Window Company in Orange County, CA

When homeowners across Orange County call us about windows and doors, they usually have two things in common: a house built between 1955 and 1985, and at least one previous contractor who made promises the work didn’t keep. We fix both. Westlight Windows & Doors is an independently owned and operated Kingswell location, and we’ve spent the time since 2009 learning what Orange County’s specific housing stock actually requires: retrofit-friendly frames for stucco ranch homes, corrosion-resistant hardware for salt-air neighborhoods, and glass packages that hold up under Santa Ana wind and canyon heat. Call (424) 414-2048 and you’ll get a live person, a straight answer, and a written price before any work begins.

Why Orange County Homes Are Different

Orange County does not have one housing type. It has three, and they each fail in different ways. First, the mid-century ranch and Modernist stock from the 1950s through the late 1970s: single-story, stucco over wood framing, original aluminum single-pane windows that conduct heat straight through the frame. In Trabuco Canyon and Silverado, those aluminum frames have baked in afternoon sun for fifty or sixty years, and the seals are long gone. Second, the master-planned communities: newer construction, vinyl or low-grade aluminum windows, and front doors that were chosen for curb appeal rather than a tight fit. Third, the older beach cottages in Huntington Beach and Seal Beach, where original wood-sash windows swell shut from decades of marine moisture. In those homes the wood is often salvageable, but it takes careful jamb work to restore smooth operation without ripping out the historic character. Orange County’s Mediterranean climate also means we spec low-e glass (a thin coating that reflects heat back into the room in winter and out in summer) on nearly every job, and for anything within a mile or two of the coast we recommend corrosion-resistant hardware and frames. Salt-laden air eats standard zinc hardware in a few years. It’s a known issue here, not a theory.

Our Main Orange County Services

The three jobs Orange County homeowners call about most are window replacement, window installation, and door installation. Each has its own dedicated Orange County page with full pricing, local permits detail, and what to expect. Here’s the short version.

Window Replacement in Orange County

Replacement is the most common job we do in Orange County, and in most cases the existing opening stays intact: we remove the old sash and frame components, then install a new window engineered to fit the existing rough opening. That matters for stucco exteriors, because it means we’re not cutting back exterior cladding and repainting the wall. Mid-century aluminum frames and failed seals are the usual reason homeowners call. For the full scope and local pricing, see our Window Replacement in Orange County page.

Window Installation in Orange County

Installation is the right route when the opening itself changes: a new window where there wasn’t one, a wider picture window, or a full frame-out for a permitted remodel. In Orange County’s canyon areas this also means coordinating fire-safe glazing where ember intrusion is a real risk during Santa Ana events. Installation involves more structure work than replacement, and permits are more consistently required. For the details, visit our Window Installation in Orange County page.

Door Installation in Orange County

Door work in Orange County runs the spectrum: solid-core entry doors for foothill homes that need a tight ember seal, fiberglass and steel doors for coastal homes where salt air accelerates wear, and interior door replacements that just need to close properly for once. Fit matters more here than homeowners expect. An entry door on a stucco ranch home with even a small gap loses conditioned air continuously. See our Door Installation in Orange County page for full specifics.

Parts for these lines are stocked locally, which keeps most lead times short. See our brands for the full list.

Pricing for Window Company in Orange County, CA

Every Orange County job gets a written price before any work starts. Here are the typical ranges we see across the county:

Service Typical range in Orange County
Single window replacement (standard size, retrofit) $850 – $1,400 installed
Standard double-hung window replacement $900 – $1,500 installed
Picture window replacement (fixed pane) $700 – $1,300 installed
Bay or bow window replacement $3,500 – $6,800 installed

Sliding patio door installation $1,800 – $3,700 installed
French door installation (exterior pair) $2,600 – $5,200 installed

Two things move the number in Orange County more than anything else: coastal proximity (corrosion-resistant hardware and upgraded frames add cost within about two miles of the water) and permitting requirements in stricter cities like Irvine and Newport Beach. Whatever the final quote, the figure you receive in writing is the figure you pay. We do not revise quotes at the door.
